Cleaning compliance for Brisbane buildings: insurance, WHS and SDS explained
A commercial cleaner should be able to show you three things: current public liability insurance, a documented WHS approach and an SDS register for the chemicals they use. A provider who can’t produce them is a risk to your building.
Public liability insurance
It covers damage or injury caused during a clean. Ask for a current certificate of currency and check the cover amount. Without it, a mishap can land on you.
WHS documentation
Cleaners work with chemicals, wet floors, ladders and after-hours access. A compliant provider has safe work procedures, trained staff and proper signage. That protects the people in your building and limits your liability.
SDS register
Safety data sheets list every chemical a cleaner uses, its hazards and how to handle it. A current register is a legal expectation. It also tells you you’re dealing with a professional operation.
Prequalification systems
Larger sites often require contractors to be verified through systems like Cm3 or Rapid Global. These check insurance, WHS and inductions. Ask whether your provider has a profile.
